DH Rectification – Post-Handover Recovery – 8,000 sq. ft. Private Villa

AEM was appointed post-handover to resolve critical water leakage and surface drainage failures in this 8,000 sq. ft. private villa. The property suffered from significant water ingress caused by improper external slope design, insufficient sealing, and substandard execution — leading to interior water penetration and damage.

Our rectification scope included a full reassessment and re-design of external gradients, the development of a targeted intervention plan for waterproofing and sealing, and the landscape redesign of the pool deck and external walkways to ensure long-term performance and aesthetic enhancement. Additionally, AEM supervised the correction of several instances of poor workmanship, coordinating closely with contractors to ensure quality was brought up to standard.

This project demanded intensive on-site involvement, technical detailing, and a problem-solving mindset — reflecting AEM’s strength in stepping into challenging situations and restoring confidence through precise engineering and hands-on delivery.
